Western Australia’s largest city outside the Perth CBD, Mandurah sits about 70 km south — typically under an hour by car via the Kwinana Freeway, or by train on the Mandurah Line. It is close enough for regular city visits, yet far enough to feel like a distinct coastal community rather than another suburban extension of Perth.

 

Population growth is a core part of the story. The City of Mandurah has grown from a small coastal town into a city of more than 100,000 residents, with recent estimates around 107,000 in 2025 and forecasts pointing toward 120,000–130,000 by the mid-2030s. Mandurah has also been one of Australia’s strongest destinations for internal migration, drawing many households from Perth who are seeking more space, waterfront living and relative affordability. That inflow — combined with an older-than-average population as well as growing family estates — keeps demand for general practice high. Practices in Mandurah are widely treated as DPA locations, which is why the city remains a practical option for doctors with 19AB restrictions. Housing is generally more attainable than comparable coastal pockets closer to Perth, which continues to attract first-home buyers, young families and retirees. Transport is a genuine strength for a city of this size: Mandurah Station is the southern terminus of the Mandurah Line, with connecting buses across Halls Head, Lakelands, Falcon, Dawesville and surrounding suburbs. Everyday amenities are well developed, including major shopping, cafés, foreshore precincts and a full range of public and independent schools such as John Tonkin College, Halls Head College, Mandurah Catholic College and Frederick Irwin Anglican School.

 

Health infrastructure is expanding with the population. Peel Health Campus is the main local hospital, with a major redevelopment underway to deliver a new public hospital facility for the Peel region. That matters for GPs: local referral pathways exist, but specialist cover is thinner than in central Perth, so general practice here often involves a broader scope of work and a more visible role in the community.

 

Lifestyle is Mandurah’s clearest advantage. The city sits between the Indian Ocean and the Peel-Harvey Estuary, with canals, beaches, walking trails, boating and a waterfront café culture that few outer-metro locations can match. It offers GPs coastal living, family amenity and DPA-supported demand without the isolation of a truly regional posting.
